Access Solution

Kaba offers a comprehensive portfolio of solutions for access control and time management. Products include mechanical and mechatronic products, digital keys and cylinders, digital locking systems and card readers, as well as hardware and software for a complete range of access management systems. The portfolio covers all access management needs as well as visitor, parking space and authorization management requirements, at the same time allowing individual access. This is also complemented by Physical Access Systems like turnstiles, tripods, doors etc.

Air Humidification

Whether it is a question of people feeling comfortable and staying healthy in enclosed rooms, or high performance computers continuing to function at their peak, or fruit and vegetables and meat staying fresh in cold stores to keep their appetising appearance, the correct level of humidity is crucial. Steam baths that provide psychologically relaxing and calming effect on those experiencing it need saturated steam. Proliferation of micro organisms in the ambient air is also to be prevented. In order to create these optimal conditions, sterile odorless and mineral free steam must be produced. All these requirements are met with the steam humidifiers - Nordmann, Condair & Defensor from Walter Meier, Switzerland.

Energy Metering & Management

Using energy to run a building contributes to the overall cost base of a business. To ensure the highest return on investment, a comprehensive metering program is essential for managing today's complex central energy plants and shared building premises.

Accurate flow and energy measurement provides improved chiller plant control, real-time commissioning and balancing data and continuous monitoring of chiller performance (kW/ton). It is a tool to effectively manage and conserve HVAC resources. The flow, temperature and energy information that are gathered is useful for overall system performance verification during commissioning, establishing baseline standards for system performance over time, determining current system capacity vs future needs for growth planning, individual building efficiency and cost allocation for individual building occupants and departments. It also contributes to LEED points in multiple categories.

We provide a wide range of proven solutions with inline and insertion type meters. The technologies offered include turbine, electromagnetic or ultrasonic technologies from Kamstrup, Denmark and Onicon, USA.

With a very wide experience in installing, operating and maintaining multiple facilities, we are fully prepared to provide a comprehensive billing system for electrical as well as air-conditioning energy.

Varible Speed Drives

Most conventional building HVAC applications are designed to operate fans and pumps at a constant speed. Building loads, however, are anything but constant. By matching system capacity to the actual load throughout the year, major savings in motor energy use are achieved. Drives are also used in lifts and interfaced to the BMS.

Early generation systems suffered from low power factor. Today's systems operate at a nearly constant power factor over the entire speed range of the motor. Another problem that has been corrected by today's systems is operational noise. As the output frequency of the drives decreased in response to the load, vibrations induced in the motor laminations generated noise that was easily transmitted through the motor mounts to the building interior. Today's drives operate at higher frequencies, resulting in the associated noise being above the audible range.

Further benefit of the units is reduced wear and tear on the motors. When an induction motor is started, it draws a much higher current than during normal operation. This inrush current can be three to ten times the full-load operating current for the motor, generating both heat and stress in the motor's windings and other components. In motors that start and stop frequently, this contributes to early motor failures. In contrast, when a motor connected to a VFD is started, the VFD applies a very low frequency and low voltage to the motor. Both are gradually ramped up at a controlled rate to normal operating conditions, extending motor life.

As VFDs continue to evolve, from numerous system benefits to an increasing range of available applications, they are proving to be ever more useful and powerful.

Vav System

Health and productivity require an optimal indoor climate. From energy point of view, the minimum air volume should be turned down to the minimum fresh air requirement. In commercial buildings, good air distribution and quiet operation are a necessity. However, in laboratories the air through flow is continuously affected by disturbance factors caused by opening the doors and the sashes on the fume cupboards. For safety reasons and because of possible contamination thorough hazardous vapours fast reacting VAV systems are required. Also, mechanical constructional needs like circular or rectangular, standard or induction type with integration compatibility with any BMS are required.

Conventional VAV systems have proven in the past to be very efficient in providing an optimal indoor climate. However the latest standards and requirements for energy efficiency and human comfort make it more and more difficult to design conventional VAV systems in new buildings. Low air volumes could cause cold air dumping and lack of air movement in the room resulting in occupant discomfort. Induction VAV boxes provide no cold air dumping even with partial loads. They offer cooling, heating and ventilation in one unit. Little space is required with low noise level. They require low maintenance, no fan, no filter and no fins in recirculated air.

HC Barcol-Air VAV boxes in combination with Sauter controls guarantee a complete solution for the commercial and laboratory applications.

Fire Detection

There is a need to detect and identify potential hazards before they become a fire.

When it comes to fire alarm systems, building owners and building managers first and foremost are concerned with meeting all appropriate codes. They also would like to ensure that the systems extend beyond detection to support notification appliances like the sounders, strobes and evacuation support systems.

High reliability systems are engineered by us for protection of life and property. The product range incorporates UL , EN and LPCB approved analogue addressable systems, conventional systems, a range of a specialist detection and suppression products. The expertise includes integration to the BMS. Systems are engineered to inter-operate with HVAC air handling units, ventilation & pressurisation systems, lifts and access management.

Hvac Component

A perfect control system is the result of the reliable interaction of coordinated components. Our product range is perfectly graded and coordinated for performnace. Using our comprehensive product range it is possible to put together the optimal solution for any heating, ventilation and air-conditioning application.

Intruder & Video Surveillance

In today's context the importance of high security cannot and should not be undervalued. An integral part of any building security is video surveillance. It demands the latest technology and functionality in order to maintain an appropriately high level of visual security. In a growing world scalability is to be an integral part of any system.

Our application knowledge and experience include end-to-end Analog and IP video solutions. Alarm, administration, monitoring and review are incorporated. A variety of top of the line products can be engineered to attain low storage costs and super-fast access to the footage. Integration is carried out with intruder alarm, access control and perimeter surveillance.

Testimonials

"On may 27th, 2013 our air conditioner stopped. We called Unimech Systems to diagnose the problem.

They found a bad coil and had no freon instantly they have repaired.

I think everyone locally should know about this company and how they went the extra mile to insure their customer received quality care.

Again it is great to know we have good people running companies to service us.

This is why they have a good company and are very successful."
